Mortgage protection

Help Protect the Home You’ve Worked So Hard For.

If something happened to you, could your family keep up with the mortgage? Life insurance chosen with your home loan in mind can give your loved ones the option to stay in the home — on their terms.

  • Benefit paid to your family
  • Sized to your mortgage
  • Not required for any loan or service

The basics

What “mortgage protection” really means.

Your family — not the lender — receives the benefit, and they decide how to use it.

“Mortgage protection” usually describes life insurance bought to help pay off or keep up with a mortgage if the borrower dies. Most often, it is a personal term or permanent life insurance policy with a death benefit and term length chosen to match the loan.

Because the benefit goes to the beneficiaries you name, your family can pay off the mortgage, keep making payments while they adjust, or use the money for other needs that feel more urgent.

Some carriers also offer products marketed specifically as mortgage protection, which may include features such as a decreasing benefit or riders for disability or critical illness. Features and availability vary, so it’s worth comparing them with a standard term policy.

Needs it may address

What mortgage protection can help with.

Keeping the home

Give a surviving spouse or partner the choice to stay, rather than being forced to sell.

Monthly payments

Cover mortgage, taxes, and insurance payments while the family adjusts.

Stability for children

Avoid moving schools and neighborhoods during an already difficult time.

Flexibility

Beneficiaries can use the benefit for the mortgage or other priorities.

How it works

How to set it up.

  1. Look at the loan

Balance, years remaining, monthly payment, and whether one or two incomes support it.

  2. Choose the coverage amount and term

Often enough to pay off the balance, with a term that lasts at least as long as the loan.

  3. Decide who is covered

One borrower, both borrowers on separate policies, or a joint approach — each has trade-offs.

  4. Name beneficiaries and review

Name the people who should receive the benefit, and revisit coverage if you refinance or move.

Key features and important limitations

Key features

  • The death benefit goes to your chosen beneficiaries, not the lender.
  • Coverage can be matched to the size and length of your loan.
  • A level death benefit can leave extra money as the loan balance shrinks.
  • Personal coverage stays with you even if you refinance or sell the home.

Important limitations

  • It does not make mortgage payments automatically — beneficiaries receive the benefit and decide.
  • Coverage requires underwriting; approval and pricing depend on age and health.
  • Decreasing-benefit products pay less as time goes on.
  • Riders for disability or illness have their own definitions, waiting periods, and limits.

Side by side

Mortgage protection is not PMI.

These are often confused. They protect different people.

Who it’s for

Mortgage protection may make sense if you…

  • Recently bought, refinanced, or are about to close on a home.
  • Rely on one or two incomes to make the mortgage payment.
  • Have children and want them to stay in their home and school.
  • Have life insurance through work that may not be enough to cover the loan.

Questions

Common questions

Is mortgage protection the same as life insurance?

Usually, yes — most mortgage protection is a life insurance policy sized for the mortgage. Some carriers sell products specifically labeled mortgage protection with different features, so compare them carefully.

Does the lender get the money?

With a personal life insurance policy, no. The benefit goes to the beneficiaries you name. Credit life insurance offered through a lender is different and typically pays the lender directly.

How much coverage should I get?

Many people start with the loan balance, then consider other needs such as income replacement and childcare. A coverage review looks at the whole picture, not just the mortgage.

I got a letter about mortgage protection. Is it from my lender?

Mailers are often sent by insurance marketers using public records of home purchases. Check who sent it before responding. You’re never obligated to buy coverage to keep your mortgage.
